• The number of calories burned playing tennis varies considerably, depending on the level of competition. The sections listed are examples of active games, in which the players are on the move most of the time.

Cyprus has successfully reformed all its financial sector legislation in line with international practice and has implemented a simplified, effective and transparent tax system which is fully compliant with the European Union, OECD, Financial Action Task Force (FATF), and Financial Stability Forum (FSF).

Since EU accession, Cyprus has harmonised local regulations to the Acquis Communautaire, allowing the country to further develop as a financial centre. Following these measures, Cyprus was placed on the OECD white list of territories which have substantially implemented the internationally agreed standard in tax transparency.

Other actions taken by Cyprus to boost its global recognition as a credible offshore jurisdiction includes:

• It has made various tax reforms in order to bring its legislation in full conformity both with EU Laws and Directives and with the Organisation for Economic Cooperation and Development’s guidelines.
• Instantly implemented the EU Tax Directive, which includes a Code of Conduct on harmful tax practices and rules to avoid the double taxation of royalty and interest payments.
• Adopted International Financial Reporting Standards.
• Passed Anti Money Laundering legislation (Law 188(I)/2007), Markets in Financial Instruments Directive (MiFiD), and Transparency Law and Anti Money Laundering Law.
• Cyprus has made huge steps in structural reform, modernization, and liberalization of its market-oriented economy, with a view to enhancing international competitiveness.

The Company’s excellent reputation continually sets precedence and combined with an honest and trustworthy attitude guarantees complete customer satisfaction. This is reinforced by the fact that Lanitis Development has always transferred Property Title Deeds to individual purchasers as soon as it is possible.

Currently, Lanitis Development has already issued Title Deeds for all available Plots and Villas at Aphrodite Hills (406 in total). Furthermore, 21 Title Deeds for Orpheus Apartments have also been issued. The remaining Title Deeds should be issued in the next year.

During the latter months of 2011, a number of important changes were made to the law in Cyprus regarding the sale of real estate. The changes are aimed at improving and to provide further protection for Purchasers of real estate and replace existing legislation for the ‘Specific Performance’ Law.

These important improvements are as follows:

• The Purchaser now has a time period of six months to deposit the Sales Agreement with the District Land Office (previously it was two months).

• It is illegal for the Seller to contractually or otherwise prevent or forbid the Purchaser to deposit the Sales Agreement with the District Land Office.

 

• The Seller cannot mortgage property or part of the property after it has been sold (to the Purchaser) without notifying the Purchaser.

 

• If the property is mortgaged prior to its sale, the Purchaser has the right to pay the share value of the purchased property to the lending institution and the share value of the property must be released from the mortgage. The Seller or the lending institution cannot deny the payment and the consequent release of the purchased property from the mortgage.

 

• The Seller is obliged, prior to any sales, to deposit with the District Land Office, the ‘value coefficient’ of each property together with the planning and building permits and architectural drawings. Furthermore, the Purchaser has the right to know the value coefficient of the property he will purchase.

 

The above changes remedy to an extent, the delays in the issuing of Title Deeds and provide a way out for the Purchaser when such delays occur and act as a defence against Sellers and the mortgaged properties’ banks.

Additionally, there is more good news as for a period of six months up to the 1st June 2012, the Transfer Fees have been abolished or discounted as follows:

• For any transfers of Cyprus Real Estate where VAT is not applicable and which actually take place within the period, the Purchaser will pay only 50% of the Transfer Fees normally due.

• For any sales or transfers of Real Estate where VAT is payable, the Purchaser will not pay any Transfer Fees. In the case where a sale (and VAT is payable) is made within the period but the Title Deeds are not available to be transferred, as long as the Sales Agreement is deposited with the District Land Office, no Transfer Fees will be payable when the transfer of the Title Deeds eventually take place.

Well actually, they aren’t new. It’s a new way we want to present them, a way that capitalises on high speed internet connections and big colourful computer screens.

Cyprus Hotels, the media used to present them, how would you rate it? Pretty poorly if you think about it for a minute. All the large hotel booking websites take the data and photos of the hotels from the same sources and as such everything ends up looking the same when browsing the internet for hotel in Cyprus, or anywhere else for that matter.

So why is this the case?

Let’s look at it from a developmental point of view. You need a web developer, you need a photographer to shoot the hotel and make it look like a luxury establishment, you need a content writer to create meaningful content and a search engine optimiser to get the hotel website ranked.

By the time a company has finished paying this you need to get an awful lot of bookings to recover. So it’s usually the media and optimisation that are left of the budgets and the hotel relies heavily on the global distribution systems. Brilliant setup – not.

Let hotels, and since we live in Cyprus, let Cyprus Hotels, take the lead and start presenting themselves in a more dynamic, colourful and interactive manner!
